Calgary’s September Market: Buyers Are Moving, but Showings Are Flat
Sales and new listings rose in mid-September, while showings held steady. Here’s what I’m watching and how buyers and sellers can use the numbers.
A busy week of sales can make the market sound hotter than it feels at a showing. That is the story I’m watching in Calgary this September.
Our brokerage’s September 9-15 market update showed sales up 22% and new listings up 23% from the previous week. Showings were essentially flat. Buyers are making decisions, but we have not yet seen a matching increase in people touring homes. One week is too short to call a trend; it is a useful reason to keep watching.
The bigger picture
CREB’s August 2026 market release reported 1,660 Calgary sales, down 16% from August 2025. New listings were 3,141, down nearly 10% from a year earlier. Inventory stood at 6,509 homes, leaving close to four months of supply.
That citywide figure hides real differences. Row homes had about four months of supply in August. Apartments had nearly six. Even within the same property type, neighbourhood, condition and price can change how much competition a listing faces.
What flat showings mean
A sale completed this week often began with a showing earlier in the month. That helps explain how sales can rise while current showings stay flat. What matters next is whether the new listings bring out more buyers, or whether buyers simply gain more choices without touring more homes.
I would be careful about drawing a big conclusion from a single weekly percentage. Instead, I’m watching whether showing activity rises through the rest of September and whether sales keep pace with new supply.
If you’re selling
Look at the homes buyers will compare with yours today. Check their asking prices, presentation, condition and days on market. Then follow what happens after people see your home:
- Plenty of online attention but few tours calls for a look at price, photos and the first impression of the listing.
- Tours without second visits or offers make the agents’ specific feedback especially useful.
- If several buyers raise the same concern, decide whether you can address it or whether the price needs to reflect it.
The goal is to make the home’s strengths clear while giving buyers a reason to act. A good location or useful layout matters most when it is easy to see in the listing and holds up during the visit.
If you’re buying
There is more to compare than a headline about the whole city. Put recent sales beside the active listings you can actually choose from. Check condition, condo costs where applicable, financing and possession dates. A well-priced home can still move quickly, so use the extra choice to make a prepared decision.
My read for the weeks ahead
Calgary has active buyers, but the flat showing count tells me to stay close to the details. The next few weeks should make it clearer whether fall brings a broader increase in buyer activity. Until then, the most useful market update is one tied to your property type, price range and neighbourhood.
